Commercial plumbing in Brisbane: what belongs in the package

Commercial plumbing covers the water, sanitary and fit-off work shown in the project documents. The work can run from below-ground building connections through rough-in to final fixtures.

Water services

We can install hot and cold water reticulation, valves, outlets, meters and hot-water equipment where they form part of the building package. Plant rooms need clear service routes, equipment locations and access before work starts. Meter arrangements and connection points also need to be settled early.

Sanitary plumbing and drainage

Sanitary work can include stacks, vents, floor wastes, gullies, sanitary pipework and building connections. Under-slab work must match the set-out before the slab goes down. Suspended drainage needs room around structure and other services.

Fixtures and fit-off

Fit-off includes the plumbing connections to sanitary fixtures, tapware and nominated equipment. Send the fixture schedule and finishes with the drawings. A changed basin, toilet or appliance can change set-out, pipe sizes or rough-in work, so raise it before the area is closed up.

Gas work

Gas can sit alongside the plumbing package, but it needs its own drawings and appliance information. Give us the fuel type, plant or appliance schedule and required connection points. See gas installation for the full construction scope.

Multi-residential work

For apartments and townhouses, show the unit mix, wet-area layouts, common services and fixture schedule. Repeated bathrooms make the set-out important. So do risers, plant rooms and the sequence of each level.

For this type of project, multi-residential plumbing and drainage may be the better starting point.

Where this service starts and stops

This is construction work for commercial and multi-residential projects, plus selected new-build packages. The agreed drawings and trade-package boundary decide the actual inclusions.

Site water, sewer and stormwater are covered under civil infrastructure. Fire work is a separate fire hydrant and ring-main construction scope. Volume housing estates, domestic repairs, emergency call-outs and standalone maintenance programmes are outside this service. Make the site work buildable

Building plumbing shares ceilings, risers, penetrations and plant rooms with other trades. The drawings need to show the route, and the site needs to give us access when the area is ready.

Tell us who provides penetrations, builders works and supplied fixtures. Flag walls or ceilings that close before plumbing can get in. If electrical, mechanical or fire services are using the same space, send the latest coordinated set. It is much easier to deal with a clash before rough-in than after linings go on.

We also need to know about staging, restricted access and live areas. Those site conditions change the order of work. They can also change how materials get to the work face.

What to send for a quote

Send the latest drawing set and specification, even if some details are still pending. We need the site location, the programme dates that affect the plumbing work and a clear note on what you want priced.

Add fixture, equipment and appliance schedules if they are available. Mark any work supplied by the builder or another trade. If civil, drainage, fire, gas or mechanical services meet the plumbing work, show the handover point.

Work from tender through to fit-off

At tender, we review the documents against the plumbing work you want included. Once the package is agreed, we work to the programme and the areas released on site.

Keep revisions moving through the project team. A moved riser, changed plant item or altered wet area affects more than the final fixture. It can change the route back through the building.
